First-time buyer checklist

A short checklist for your first home, in an order that tends to work. You do not need to do it all at once.

Before you look

Write down the areas you like, the bedrooms you need and a monthly number you are comfortable with. Talk about it with whoever will live in the home with you. Think about the drive to work, school and family.

Money

Talk with a lender you choose about what you can comfortably afford. The lender will tell you what they need from you, so I do not give you a list. Keep your spending steady while you shop, and ask your lender before any big purchase.

Choose how you want to be represented

Contact me before you visit a model home. I register you with the builder first, and I represent you from the first visit. You are always welcome to ask how that works.

Visit and compare

See at least two or three communities. Look at the lot, the neighbors, the road noise and what is nearby. Ask what is standard and what is an upgrade. Take notes and photos.

Understand the monthly picture

The price is one part. Read about HOA and CDD, taxes, insurance and utilities. They change from one community to another. The guides on this site cover each one.

Before you sign

Read the contract and the warranty. Ask about the deposit, the timeline and the options. Ask me anything that is unclear. Take the time you need before you sign.

After you sign

Go to the design center, plan your inspections, keep every document, and walk the finished home with the builder before closing.

Common questions

Is it better to rent or buy a first home?

It depends on your plans, your finances and how long you expect to stay. A lender or a financial advisor can look at your own numbers.

How much do I need saved?

It depends on the loan and the home. Your lender can give you a written estimate for your situation.

Do I need to speak English to buy?

No. I speak English and Spanish, and I can explain every step in either language.
