Builder warranties

A new home comes with written coverage from the builder. The details differ from builder to builder, so here is how to read yours.

What a warranty is

A builder warranty is a written promise to correct certain problems for a set period after closing. It is part of what makes buying new different from buying a home someone has already lived in.

The usual layers

Most builder warranties are built in layers. One layer covers workmanship and materials for a shorter period. Another covers major systems, such as plumbing, electrical and heating and cooling. A longer layer covers the structure. The number of years, and exactly what each layer includes, are set by each builder, so I do not quote them for you. I ask the builder for the written warranty for the home you choose.

What is usually not covered

Normal wear, damage from neglect or misuse, and items that you changed on your own are commonly excluded. Appliances and some products carry their own manufacturer coverage, which is separate from the builder’s.

How a claim works

Builders have a process, often a form or an online request, and a timeline for a response. Keep your closing documents, the warranty booklet and a dated record of every request.

Before you sign

Read the warranty before you sign the contract, not after. If you would like a second set of eyes, I am glad to read it with you and ask the builder what is unclear.

Common questions

How long is the warranty?

It depends on the builder and on the layer of coverage. I get the written terms from the builder for the exact home.

Does an inspection replace the warranty?

No. An inspection finds items before closing. The warranty covers covered items that appear after closing.

Can I transfer the warranty if I sell?

That depends on the written terms. It is a good question to ask the builder before you sign.
