Working with VA and FHA buyers

Yes, I work with buyers who use VA and FHA loans, and builders in Florida sell to them. This guide explains the basics and leaves the numbers to a lender.

Yes, we do

If you are a veteran, a service member or a first-time buyer using a government-backed loan, you are welcome here. Many new communities sell to VA and FHA buyers. Each builder and each lender has its own requirements, so I confirm them for the home you like.

VA loans in short

A VA loan is for eligible service members, veterans and some surviving spouses. A lender that offers VA loans can confirm your eligibility and explain how the benefit works for you.

FHA loans in short

An FHA loan is insured by the Federal Housing Administration, and it is often used by first-time buyers. A lender that offers FHA loans can explain the requirements and the costs that come with this type of loan.

What is different with a new home

Government-backed loans can have property requirements, and a new home is often built to meet them. Timing matters, since a home that has not been built yet closes on the builder’s schedule. I ask the builder how their process works with each loan type.

Your lender, your choice

You choose the lender, and I do not recommend one. Talk with the lender you prefer, and then tell me what you have learned so we can look at homes that fit.

Common questions

Do builders accept VA and FHA loans?

Many do. I confirm it with the builder for the exact community, since it can differ.

Do you give loan numbers?

No. Those come from a lender, and they change. A lender can give you a written estimate for your situation.

Does it cost more to buy with a government-backed loan?

Each loan type has its own costs. Your lender explains them in writing.
