What this site is

It's my working list of new homes around Ocala, plus the plans and communities they come in. I'm an independent licensed real estate agent and I'm not employed by any builder or lender.

Why the community names aren't on the page

New-construction builders pay a buyer's agent only when that agent is registered with the buyer at the community, on the buyer's first visit. If you find the neighborhood, drive out and sign in on your own, I can't represent you afterwards — that's the builder's rule and it can't be undone. So the names sit behind a short form or a text message. Everything else about each home is on the page: the area, the plan, the size, the price and an estimated payment. Nothing about it costs you anything, and you're free to go without me.

About the information here

Prices, availability, square footage, HOA figures and completion timing come from the builder's inventory export, and every page tells you the date that export was built. Between builds, things move. Nothing on this site is an offer, and nothing here is a guarantee that a particular home is still available at a particular price.

Renderings, photographs and floor plans are representative. The house that gets built can differ in elevation, finish, landscaping and options.

About payment estimates

Any monthly figure on this site is an estimate, shown with the note rate and the APR it was calculated from and the date those came from. It is not a commitment to lend, not a loan offer, and not a quote. Your real rate, payment and costs depend on your credit, your down payment, your loan program and the property. Your loan officer gives you the actual numbers.

Equal housing

Every home shown here is offered on an equal opportunity basis, without regard to race, color, religion, sex, handicap, familial status or national origin.

Age-restricted communities

A community is only labeled 55+ on this site where the builder's own data verifies it. If a page doesn't say so, don't assume it is.

Where this site links somewhere else — the builder, a scheduler, a county site — I don't control what's there and I'm not responsible for it.

What we send: replies about homes you asked about, answers to your questions, and messages to set up and confirm tours. That is the whole program — there is no newsletter, no drip campaign and no promotional blast.
