VA and FHA loans on new construction

Both of these programmes work on new construction around Ocala, and between them they are how a lot of these houses get bought. Here is the plain version.

A VA loan is for eligible veterans, service members and some surviving spouses. The headline is no down payment, and the part people forget is the funding fee, which is rolled into the loan and is different depending on your service and whether you have used the benefit before. There is no monthly mortgage insurance, which is the real saving over the life of the loan.

An FHA loan is open to anybody who qualifies on credit and income. The down payment is lower than a conventional loan and the credit bar is more forgiving, and in exchange there is mortgage insurance — an upfront amount added to the loan and a monthly amount that stays.

Which one is right for you is not a question about the house, it is a question about you, and it is your loan officer's answer rather than mine. What I can tell you is which of these homes the builder is offering something on, and that changes house by house and week by week.

Questions people ask me

Can I use a VA loan on a brand-new house?

Yes. New construction is financed with VA loans all the time around here. The property has to meet the programme's requirements, which a new house generally does.

What does the FHA down payment come to?

It is a percentage of the price and it is lower than a conventional loan's. Your loan officer will give you the exact figure for your situation and the specific house — I am not going to guess at it.

Is there mortgage insurance on both?

On FHA, yes — an upfront amount and a monthly one. On VA there is no monthly mortgage insurance, but there is a one-time funding fee that is usually added to the loan.

Does using one of these limit which homes I can buy?

Rarely, on new construction. What it can affect is which incentives you are eligible for, which is worth asking about on a specific house rather than in general. Text me a code and I will find out for that one.
