New homes under $300,000

This is the part of the Ocala market I get asked about most. Everything on this page is a brand-new home, already built or being built right now, priced under $300,000.

A few things worth knowing before you scroll. These are not resales — nobody has lived in them, the roof and the systems are new, and most of them come with a builder warranty. The trade is that you are choosing from what is being built rather than from everything for sale in the county, so the list moves. I rebuild this page from the builder's own availability every week, and the date it is true as of is at the bottom of every page on this site.

You will notice the community name is not on the cards. That is on purpose and it is the one thing about this site people ask me about. If you walk into a sales office on your own, the builder registers you to their own salesperson and I cannot represent you there or help you with what is available. So the names come from me, in a conversation, and the first one is free — text me the code on anything here and I will tell you where it is and what it qualifies for.

There is no cost to you for any of this. The builder pays the agent's side, which means you get somebody reading the contract for you and it does not change your price.

Questions people ask me

Are these houses really under $300,000?

Yes. The price on each card is the builder's current asking price for that specific home on that specific homesite, taken from their own availability list. Where a home has been reduced, the earlier price is shown crossed out beside it.

Why is the community name hidden?

Because of how new-construction commissions work. If you visit a builder's sales office without me, they register you to their salesperson and I am out of the picture — which means nobody is representing you. Text me about any home here and I will tell you exactly where it is.

What does it cost me to work with you?

Nothing. On new construction the builder pays the buyer agent, so having me does not change your price. What it changes is that somebody is reading the contract and asking the questions on your side of the table.

Can I see one this week?

Usually, yes. Text me which one and we will find a time. I will register you with the community before we go, which is what lets me represent you there.
