New homes from $300,000 to $400,000

This is the range where the floor plans open up. Between $300,000 and $400,000 around Ocala you are generally looking at four bedrooms, a two-car garage and a bigger homesite than the entry-level end of the market.

Everything here is new construction — either finished and waiting, or far enough along that you can walk it. The ones that are ready say so on the card, and the ones that are not carry the month the builder expects to finish. Those dates are the builder's own estimate and they do move, which is why I put the month rather than a day.

The community name is not on the cards on purpose. New construction works differently from resale: if you visit a sales office without an agent, the builder registers you to their salesperson, and from that point I cannot represent you at that community. So I hold the names until we have talked. Text me a code from any card and I will tell you where it is.

What I actually do for you at this price point is the boring, useful part — reading the contract, asking about the homesite and what is planned next to it, and making sure the incentive the builder is offering is one you can use. It costs you nothing; the builder pays the agent's side.

Questions people ask me

What is the difference between these and a resale?

Nobody has lived in them. The roof, the air handler and the appliances are new and under a builder warranty, and the layouts are current. What you give up is choice of neighbourhood — you are picking from what is being built.

Are the completion dates reliable?

They are the builder's own estimate and they move, usually by weeks rather than months. That is why the card shows the month. If a date matters to you, tell me and I will ask the community directly before you commit to anything.

Can I still pick finishes at this stage?

It depends how far along the house is. Some of these are complete and some are at a stage where choices are still open. Text me the code and I will find out where that particular one stands.

Do I need to be pre-approved first?

Not to look. You will need it before you write anything, and talking to a loan officer early is what tells you which of these is actually in range.
