Buying your first home in the Ocala area

If this is your first house, new construction is a reasonable place to start, and this page is the short version of what I tell people on the phone.

The first step is not a house. It is twenty minutes with a loan officer, because what they tell you decides everything after it — how much house, which programmes you qualify for, and what you need to have in the bank on the day. Do that before you fall in love with a floor plan. I can point you at somebody, or you can use your own; I do not get paid either way.

The second step is deciding what you actually need. A first house does not have to be the last one. Three bedrooms with a sensible payment beats four with a payment that makes you nervous every month.

The third is the part people get wrong. Do not walk into a builder's sales office by yourself. The moment you sign in, the builder registers you to their own salesperson — who works for the builder — and I cannot represent you at that community afterwards. Having me costs you nothing, because the builder pays the agent's side, and it means somebody is reading the contract for you.

Questions people ask me

What do I need before I start looking?

A conversation with a loan officer. Twenty minutes tells you your range, which programmes you qualify for and what you need in the bank. Everything else is easier after that.

How much does an agent cost me?

On new construction, nothing. The builder pays the buyer agent's side. What you get for it is somebody reading the contract and asking the questions you do not know to ask.

Why should I not just visit the model home myself?

Because signing in registers you to the builder's salesperson, and from that point I cannot represent you at that community. Text me first — it takes a minute and it keeps your options open.

Are there programmes for first-time buyers?

There are, and which ones you qualify for depends on your situation rather than on the house. That is a question for your loan officer, and it is worth asking it early.
